Navarino Neighborhood Overview
Navarino is a quiet, residential neighborhood located on the city's Near Westside, just southwest of downtown Syracuse. Bordered roughly by West Onondaga Street to the north, Geddes Street to the east, and the Valley neighborhood to the south, it is a community of tree-lined streets and historic homes that has maintained a strong sense of identity. Historically, it was a working-class neighborhood developed in the late 19th and early 20th centuries, home to many of the workers from the nearby factories and the Solvay Process Company.
The neighborhood's character is defined by its stability and close-knit feel. While it has faced economic challenges common to urban cores, Navarino has a resilient spirit and is home to many long-term residents and families. Its proximity to downtown, Syracuse University, and the SUNY Upstate Medical University provides a strategic location, offering quiet residential living just minutes from the city's major employment and educational centers.
Housing & Real Estate
Navarino's housing stock is predominantly composed of classic American Foursquares, Cape Cods, and Victorian-era two-family homes, many featuring large front porches and detailed woodwork. These homes, built from the 1880s to the early 1930s, offer solid construction and generous lot sizes. The neighborhood is primarily owner-occupied, with a significant portion of two-family homes providing rental opportunities, often to students and medical professionals from nearby institutions.
Real estate in Navarino remains among the most affordable in the city, with home prices significantly below the county and national averages. This affordability has attracted first-time homebuyers, investors, and those seeking value in a convenient location. Recent trends show a steady market, with potential for appreciation driven by ongoing city-wide revitalization efforts and the neighborhood's inherent architectural charm and location.
Schools & Education
Navarino is served by the Syracuse City School District. The neighborhood's designated elementary school is typically Dr. Weeks Elementary School, located just to the north. Students may attend Westside Academy at Blodgett for middle school and then proceed to Fowler High School or other district high school options based on program selection. The district offers a variety of magnet and specialized programs, though overall performance metrics often reflect the challenges of an urban public school system.
For private and parochial options, families look to nearby institutions such as All Saints Catholic School and Bishop Ludden Junior/Senior High School in adjacent neighborhoods. The close proximity to Syracuse University and Onondaga Community College also provides unique resources, including potential community programs and access to university events, influencing the educational landscape for residents.
Parks & Recreation
The neighborhood's primary green space is the expansive Kirk Park, located at its southern edge. This park is a major community asset, featuring athletic fields, basketball and tennis courts, a swimming pool, a playground, and a community center that hosts various programs and events. It serves as a central hub for outdoor activity and social gatherings for Navarino and the wider Westside community.
For additional recreation, residents have easy access to the larger Burnet Park, which includes the Rosamond Gifford Zoo, a golf course, and more athletic fields, just a short drive away. The Onondaga Creekwalk trail system is also accessible nearby, providing a paved route for walking, running, and biking that connects south to the Inner Harbor and north into downtown Syracuse, linking the neighborhood to the city's broader recreational network.
Local Dining & Shopping
Navarino is primarily residential, so its commercial corridors are found on its borders. West Onondaga Street hosts essential local businesses and beloved eateries. Iconic establishments like Heid's of Liverpool, a century-old hot dog stand with a cult following, and the original Gannon's Isle ice cream stand are neighborhood landmarks. For groceries, residents frequent the Price Rite on the edge of the neighborhood or larger chains a short drive away.
The nearby Tipperary Hill area, just to the west, offers a more concentrated commercial district with pubs, restaurants, and boutique shops. Downtown Syracuse is also minutes away, providing a full spectrum of dining, entertainment, and shopping options. Within Navarino itself, small corner stores and neighborhood taverns serve as local gathering spots, reinforcing the community's self-contained and friendly vibe.
Who Lives Here
Navarino is a neighborhood of stability and diversity. A core of multi-generational families and long-term homeowners provides a strong foundation for the community. This is complemented by a mix of young professionals, medical and university employees, and students drawn by the affordable housing and convenient location. The population is racially and economically diverse, creating a rich and authentic urban fabric.
The community vibe is one of unpretentious friendliness and resilience. Residents take pride in their homes and their neighborhood's history. It attracts individuals and families who value practicality, a strong sense of place, and the character of an older urban neighborhood over suburban polish. Community organizations and block associations are active, working to address challenges and foster a safe, connected environment for all who call Navarino home.
